A window is the only element in the house whose job changes hourly. At 7am an east-facing room wants everything the morning offers; by 1pm the west needs a second layer or the room's unusable and the sofa fades in a year; by dusk you're framing a view; by 10pm only the bedrooms need to go dark. One opening, four jobs — you plan for all of them or you fight the light.

Weep holes
Water's way back out
Rain always finds its way into a frame; the trick is letting it drain. We keep the weep holes clear so a monsoon squall drains away instead of pooling in the track and creeping onto your sill.

Trickle ventilation
Air without opening up
Seal a room airtight in a wet city and the glass sweats. A background vent lets a shut room breathe, so you're not wiping condensation off the pane every damp morning.

Opening restrictors
For the high floors
Above the third floor an unrestricted casement is a genuine risk with small kids about. A restrictor caps how far it swings while still letting the room air — a safety fitting, not a style call.

Frame anchoring
Square in the reveal
A window is only as weatherproof as it is square. We shim and anchor the frame true to the reveal, so the sash seals evenly all round instead of binding on one tight corner.

Cleaning access
Reach the outside pane
On an upper floor the outer face of the glass is nobody's easy job. We favour sashes that tilt or turn inward, so cleaning it doesn't mean leaning out over the balcony rail.

Acoustic glass
Quiet from the road
A laminated pane and a wider air gap take the edge off traffic and horns — worth most on the road-facing rooms you'd otherwise never sleep in with the window shut.

Curtains from ceiling to floor, wide of the reveal, so the glass reads as a picture and the room grows.

Morning to night, the same glass wants a different layer. Everything we fit is planned so you can let the light in, cut it, frame it or shut it down — without the room ever going dark and flat.

Hang a curtain from the top of the window and you've announced how short the wall is. Hang it 25mm below the ceiling and wide of the reveal, and the room gains apparent height and light at the same time — for the price of a little more fabric.

Grills that don't
live in your living room.
Security you can respect, without a grid across every view. On an apartment the association usually has the last word, and below the fourth floor we'd keep the grill anyway — but outside the glass, where it stops collecting dust in the room.

Both, usually. Blinds handle glare during the day, curtains handle the evening and the acoustics. On a west-facing window you'll want both by the second summer regardless of what you planned.
In an apartment, that's usually the association's call, and on anything below the fourth floor we'd advise against it anyway. What we can do is get them outside the glass, where they stop collecting dust in your living room.
If it's 450mm deep and 400 high, yes — people use it. Shallower than that and it becomes a shelf you put things on. It's also the cheapest storage in the room.
